The ARQ Homes step by step selling guide will help you understand the process of selling making it a little less stressful. Even better, have one of our expert agents guide you along the way giving you full peace of mind.
STEP 1 - Accurate Valuation
You only get one chance to make a first impression. Therefore, it’s critical that your property is priced correctly the moment it hits the market. You should aim to get the best price the market is offering in a timescale that suits you. We believe in results which is why we give you comparative evidence to help guide your property in line with the market.

STEP 2 - Choosing The Right Agent
What to look for in an estate agent:
The agency presence in the area.
Location of office.
Resources made available.
Strength and quality of marketing.
Customer service and professional approach.
Most importantly, you should trust them and believe in their ability to get the job done.
STEP 3 - Instructing A Solicitor
The timescale of a sale to go through can vary. Therefore, it’s advisable to instruct an experienced and efficient solicitor when you place your property on the market. This will allow you time to prepare and gather all the information required to sell your property which could make a big difference at a later stage; especially if a chain develops.

STEP 4 - Preparing Your Property For Viewings
First impressions count and you only get one chance to make it. So, it’s worth de-cluttering (and where possible depersonalising) all the rooms to show maximum space. Also, any DIY jobs and improvements which are required or have been pending should be first prioritised to eliminate any put offs. See our guide to presenting your property for sale.
STEP 5 - Marketing
Exposure to the correct market is critical. We employ the leading portals in the market: Rightmove, Zoopla and PrimeLocation to advertise your property to the market. Our qualified buyers are notified via email and sms and then called by our dedicated sales team for an invite to view.
STEP 6 - Viewings
Take advantage of us accompanying all viewings when you leave us a set of keys. We do block viewings to maximise interest or personal viewings to cater for all individual diaries. You can discuss specific marketing strategies with our expert sales advisors today.
STEP 7 - Feedback
If a prospective buyer is not interested in your property, it’s important to learn why? There honest and non-biased feedback used constructively can help improve the property to show it in a better light for the next prospective buyer. Our dedicated sales team will discuss this with you on their weekly property reporting.
STEP 8 - Accepting The Best Offer
All received offers will be communicated in writing. The offer from the onset will include a full breakdown on the proposed buyer’s position, their financial status and any conditions to their offer. This will allow you to make an informative business decision whether this is the best offer for you to accept or wait and test the market a little more.
STEP 9 - Offer Agreed & Solicitors Instructed
Accepting an offer is only the beginning of the journey. Things can still go pear shaped until exchanged. Our expert inhouse sales progressors will prepare the sales memorandum and send to all involved parties including both solicitors. They will then be keeping a regular communication link between all parties including the mortgage brokers, surveyors, solicitors and other agencies where applicable to maintain a smooth sales transition. This is very handy if a chain develops in the sale which can be tricky.
STEP 10 - Surveys
ARQ Homes recommends that buyers have the mortgage surveys booked within 7 working days of the sale being agreed. We can organise suitable reports and/or quotations to satisfy the buyer and their mortgage company should the need arise.
STEP 11 - Exchange of Contracts
A huge milestone is achieved when contracts are exchanged as it makes the sale legally binding and a completion date is agreed. This is of course after a formal mortgage offer is received and all enquiries have been satisfied and the purchaser has paid their deposit which is transferred to the seller’s solicitors.
STEP 12 - Completion
Congratulations, your property is now sold. Once your solicitors have confirmed receipt of the balance of funds, keys can be released to the new homeowners.
